We’re Steve and Nicole Griggs, proud owners of Calabay Palms Villa since 2009. More than just a vacation rental, our villa is a cherished home where we’ve poured our hearts, time, and resources to create a warm and welcoming retreat.

A Personal Touch for a Memorable Stay
We believe that trust is the foundation of a great vacation rental experience. Just as guests verify owners through licenses, photos, and social media, we also take steps to ensure a secure and seamless stay for everyone. Hosting isn’t just about renting a property—it’s about sharing a space we deeply care for, hoping each guest appreciates and respects the love we’ve put into it.

Simple & Secure Booking Process
To make your booking smooth and worry-free, we require:
✔ A completed booking form
✔ A 20% deposit after a personal conversation with us
✔ The remaining balance 10 weeks before arrival, along with a refundable security deposit (returned within 7-10 days post-departure)

Once your deposit is received, we send two receipts—one electronically (email, Messenger, or WhatsApp) and another by mail, no matter where you are in the world. Before your stay, you’ll receive all the details you need, including directions, access codes, and Wi-Fi information, so you can arrive stress-free.

Our luxury Spacious 2895 sq ft Five bedroom air conditioned home sleeps 10 and 1 Baby , a huge Master Suite with King downstairs, with a Queen (can be a master too), and Jack ’n’ Jill bathroom with the Blue Twin. Across the landing two Twins with separate shared Shower Room, Travel Cot. All bedrooms have ceiling fans. Two Safes.

Our 33ft South Facing Pool with Basketball, Freestanding Hot Tub with lights, barbecue, Dinning Seating for ten, with plenty of room to sunbath on our seven sun loungers.

Inside we have a Fully Equipped Kitchen with up to date appliances. There are two dinning areas both formal and casual. There is a separate Laundry Room and Powder Room

The Games Room is 5* with ceiling and floor fans. There is a Pac Man Machine, Arcade machine, 8ft Slate Pool table, Foosball, Air Hockey Table and Dart Board

Calabay Parc is now firmly established and accepted as one of the most desirable communities for those wishing to vacation around the Disney and Orlando area.

Located within the immaculate and beautiful landscaped gardens of Calabay Parc on Highway 27 approximately a five minute drive south from Highway 192 and north to Interstate 4. Championsgate a few minutes drive. Restaurants, Shops, Bars within minutes .

No hidden extras, everything included (apart from pool heat) Hot Tub Heat, Cleaning and 12% tourist and sales tax. These taxes are added to hotel rates advertised.

Reserve dates for just 20% deposit (lower than what most homeowners ask for), a booking form and a chat with me.

Some owners have no communication which I find very odd.

Personal direct contact makes the owner and guest feel at ease.

You actually get a better price than booking online through third party sites.

Why Choose Calabay Palms Villa?
Besides the obvious

There is nothing better when booking a holiday to feel confident, safe, secure and able to trust the person you are dealing with. Peace of Mind

That's why I take a personal interest in anyone serious about booking. They can check me out as much as they want, ask 100 questions and I can tell them where to look for peace of mind. Not so easy for the owner to do same!

I am always open to have a no obligatory conversation. Once happy To proceed with the booking, I would send a booking form. Once I have received it back I would arrange to call and then a non refundable 20% deposit would be required to reserve the dates and rate.

Once received I would confirm immediately by email/messenger/WhatsApp followed within 7-10 days by a letter (emailed if overseas).

The balance would be due ten weeks prior to arrival together with a refundable damages amount of £350. This would be refunded 7-10 days from departure.

Once the balance is received I would once again confirm by email, messenger or WhatsApp followed by a letter and attached directions, door code, alarm, security, internet etc within 7-10 days.
