It’s a door with a bench beside it. Most days, it collects Amazon packages, but once in a while, it’s for sitting on the front porch the way your grandma used to.

It’s a fenced-in backyard for your puppy-turned-family to run around in.

It’s the one drawer that barely opens — a magnet for all things useless, oddly shaped, or mismatched.

It’s that extra bedroom finally getting an upgrade with a crib & changing table.

It’s a two-story home so you can hear the pitter patter of excited feet running down the stairs on Christmas morning.

It’s the mudroom right off the garage where everyone throws all the cares of the day off onto the floor.

It’s two folding chairs you keep in the garage for sitting in the driveway with your neighbors on warm July nights.

It’s the kitchen sink that collects dishes…because it’s just a little closer for everyone than the dishwasher.

It’s a hallway closet where your friends & family hang their coats.

First responders are the backbone of our community. They give so much of themselves every day—whether it's running into danger to save lives, responding to emergencies, or offering support in ways that often go unseen.

If you’ve lived in South Lake Tahoe for some time, then you probably remember how terrifying the Caldor fire was. I had evacuated with my family, and we were so sure we would never see our home again. We were so sure South Lake Tahoe would never be the same again.

But their efforts saved hundreds of homes and kept thousands of lives from facing homelessness in our own community. Because of them, we had a home to return to.

I want to thank you from the bottom of my heart. Your service means everything! Thank you for always being there when we need you most. You are truly appreciated, today and every day. Stay safe, and know that we’re all behind you. You are our heroes.

So this is my challenge to you to go out and thank a first responder! This crew right here, they are our firefighters and EMTs. And they deserve every bit of the support we can give.

One thing I want to do this year is be more intentional about saying THANK YOU to the amazing local businesses we have here in South Lake Tahoe. I want to shop local more often & let these business owners know what a difference they make their community.

So, this month, I decided to choose one business & bless them with a little pick-me-up from one of my favorites, Tahoe Bagel Company.

I stopped by Powder House Ski & Snowboard on Lake Tahoe Blvd & dropped off bagels and coffee as a simple "THANK YOU" for giving our town a great place to rent ski and snowboard equipment

I cannot stress enough how important it is to shop locally whenever and wherever possible. Your dollar directly influences a life, not a logo. There is a person and a family behind every small business here in town, and it is important to remember that.

So from one "neighbor" to another, THANK YOU to the Powder House team for everything you do. You help make South Lake Tahoe a great place to live and play!

What’s the “go-to” tool in your toolbox for home projects? For the last 15 years, most homeowners have used a traditional 30-year mortgage to purchase their home. But that may not be the best tool to use anymore.

If you try to use a hammer to screw on a part, it just doesn’t work. You need a different tool based on different situations. Everybody knows this!

But that’s what a lot of folks are trying to do right now if they need to buy a house. They’re only looking at a traditional 30-year, fixed rate mortgage & deciding it just won’t “work” for them.

The truth is, there are A LOT more options out there to help you buy a home even when interest rates are high! Rate buy downs, assumable loans, & ARMs…just to name a few.

But the last 15 years haven’t had the challenge of higher interest rates, so we haven’t taken those “tools” out in a really long time. As a full-time Realtor, I’ve found out most people don’t even know about them!

If you need to buy a home this year, here’s my best advice:

Find an expert that will help you go through the “toolbox” of options. You might find something that makes homeownership a real possibility. Even if you’re doing research right now, knowing ALL your options first is the best way to start.

🙂I'll be honest, it's NOT a good time to buy or sell for a lot of folks. But there are 5 reasons people will still move this year, even with high interest rates and low inventory:

1) Job Change. Let's be real, the economy doesn't care if you have the home of your dreams locked in at a 3% interest rate. If work changes, you have to make a change, too. Sometimes, folks decide to rent their homes out because their mortgage rate is so low, but most of the time, people need the equity in their current home to buy the next one.

2) Wedding Bells. Starting a new life together means living together, too! In some cases, this means first-time buyers looking to purchase a home. But if both are already homeowners, a marriage means one person needs to sell their home, since they'll move in together.

3) Babies. See #2. It doesn't matter if the economy is "good" or "bad," people still have babies. And a crib in your bedroom is fine, but when that baby starts to grow, you'll need more space.

4) Divorce. When a couple separates, it often involves figuring out who gets to keep the home and who moves out. Or sometimes, the best course of action is to sell and split the money.

5) Death. When a loved one passes, the family can face some big decisions when there is a home involved. Especially when it comes to estates, it's important to make sure you have an experienced agent to guide you through the process and know the best options available.

Now, even in a tough market like this, some people will absolutely just move because they want to…not because they have to.

But for the average person here in the South Lake Tahoe area, a move is happening right now because of one of the reasons I listed.

At the end of the day, it doesn't matter what the economy is like, or whether it's a seller's market or a buyer's market.

Life happens, and you'll need to move.

Life really has a way of keeping us busy, doesn’t it? The to-do lists get longer and there is always another reason to wait. I have found myself saying “Maybe next year” or “Once things calm down.” But here is the truth: there often is never a perfect time.

We spend so much time waiting for the right moment, that someday you might just find that you’ve run out of moments altogether. Those same responsibilities and routines that you’ve made to build yourself up, can become the thing that pulls you away from the reason you are doing it all in the first place.

Taking the trip, trying the new thing, or saying "yes" to an adventure isn’t about being reckless or ignoring your commitments; it’s about recognizing that your time is valuable, too. You don’t have to drop everything and book a plane ticket tomorrow (although that is what we did), but you can start making it a priority.

I know as a real estate agent, I’m supposed to tell you to spend your time and money responsibly, especially if homeownership or real estate investing is a dream you have your heart set on. And hey, I am here to help with that too! I love helping people find the perfect home or make smart moves to build their future wealth. Those are goals worth pursuing, and they absolutely matter. But here’s the thing, while it’s essential to plan for the future, it’s just as important not to lose sight of the present.

The memories you make today, whether it’s a weekend getaway, dinner with friends, or checking something off your bucket list, are part of what makes life rich and fulfilling. You don’t have to choose between living now and planning for the future; you can balance both. After all, a house becomes a home because of the experiences you have and the people you share it with, not just because it’s a smart financial decision.

If you’re waiting for a sign, here it is: take the trip.
