As we're charity owned, all our proceeds go to shelter and support those in need. Patterdale Hall Estate is a 300-acre private estate located in the breathtakingly beautiful Ullswater valley. The Estate offers eleven comfortable and affordable self-catering holiday properties of various types, all with magnificent views and wondrous settings. We also have a 5-pitch Caravan Club Certified Location

which you can read about further down this page. Wrapped around the southern tip of Ullwater, England’s most stunning lake, the Estate has 100 acres of ancient woodland to explore along with spectacular crags, a fantastic Waterfall Wood walk, a lovely little tarn, and a private forshore for picnicking, boating or fishing as well as being the starting point of a multitude of the finest Lakeland walks. The area offers some of the most dramatic Lake District scenery - please check the PHOTO GALLERY below if you don’t believe us! Just off the A592 at the foot of the picturesque Kirkstone Pass and easily accessible from the M6, the Estate is ideally centrally located to explore the whole of the Lake District and is within a short distance of Penrith, Keswick, Windermere, Ambleside, Bowness and Kendal. The villages of Glenridding and Patterdale are only a ten minute walk away and in each you will find local shops, pubs and restaurants providing plenty of options to eat and shop. There are supermarkets in Penrith (13 miles) and, through the summer months, a regular farmers’ market at Pooley Bridge (9 miles). With a choice of styles and sizes, our self-catering accommodation is ideally suited to those who enjoy the peace and quiet of the countryside and all are within easy walking distance of some of the most famous fells – Helvellyn, St. Sunday Crag, Dollywagon Pike and Place Fell to name but a few. You can stay in our Pine Lodges or Cedar Chalets with spacious lawns in front of your verandas and wonderful views over Place Fell and Keldas; or enjoy our stonebuilt Gardeners’ Bothies with their tranquil private walled garden and fell views. These idyllic surroundings are the perfect place to enjoy water activities, walk the fells, tour the Lakes, or just indulge yourself and relax away from the stresses of modern life. Ideal for individuals, couples, families and large groups alike, the Estate has over 90% repeat occupancy – 9 out of 10 visitors come back for repeat stays – which speaks volumes about what we offer! The Estate is an amazing place to stay whatever the time of year, and our prices are very affordable whatever your budget. 🚨 Important Travel Advisory 🚨
For anyone travelling to or from The Estate this weekend -

We wanted to give you a quick heads-up about a potential for significant traffic delays around Penrith, especially if you're arriving via the M6 Junction 40. The Kendal Calling music festival is taking place this weekend, and it typically causes considerable congestion on the roads leading to and from the festival site, particularly through Penrith.

We highly recommend you check live traffic updates before you set off and during your journey. You might also consider alternative routes to avoid Penrith if possible, depending on your starting location. For example, if coming from the south, you might look at routes that take you off the M6 earlier or later to bypass the immediate Penrith area.

We apologise for any inconvenience this may cause to your journey, but we wanted to make sure you're aware so you can plan accordingly and have the smoothest possible trip.
