May 2026 Baldwin County Housing Market Update
As we move into the heart of the summer selling season, Baldwin County's housing market continues to demonstrate resilience and opportunity. May 2026 brought encouraging gains in home values across much of the county, particularly within the Resort market, while inventory levels remained relatively tight and buyer demand stayed strong.
Resort & Island Market Continues to Outperform
The Resort and Island-based residential market posted another strong month, highlighted by growth in both home values and sales activity.
The average residential sales price increased to **$745,746**, up from **$702,436** in May 2025, reflecting continued demand for coastal properties. Homes spent an average of **114 days on the market**, nearly unchanged from **113 days** a year ago.
Sales activity remained robust, with **240 residential properties sold** in May 2026 compared to **197 sales** during the same month last year. Total residential sales volume climbed significantly to **$178.98 million**, representing an increase of more than **$40 million** year over year.
Inventory remained somewhat constrained as **342 new residential listings** entered the market, down modestly from **367 new listings** in May 2025.
Traditional Residential Market Remains Strong
The Traditional Residential market continued to show healthy fundamentals, supported by rising home values and faster market times.
The average residential sales price rose to **$416,048**, compared to **$401,866** one year ago. Homes sold more quickly as average days on market declined to **57 days**, down from **66 days** in May 2025.
While transaction volume softened slightly, the market maintained solid performance with **431 residential properties sold** compared to **463 sales** last year. Total residential sales volume reached **$179.3 million**, reflecting continued pricing strength despite fewer transactions.
New inventory also tightened modestly, with **575 new residential listings** added during May 2026 compared to **612 listings** during the same period last year.
