What difference can the right holiday let management make? πŸ“ˆ

We've recently added a new Owner Case Studies section to our website, sharing the experiences of some of the lovely property owners we work with across Oban and the surrounding area.

First up is Alison.

After many years as a long-term landlord, she decided to move her Oban property into the holiday let market. Living out of town, she wanted a local team she could trust and feel confident handing the day-to-day management over to, while also making sure the move made commercial sense.

An elevated spot above Oban with a view over the bay that doesn't get old.

This three-bedroom home on Morvern Hill sits just under two miles from the town centre - close enough for an easy walk in, far enough to feel properly peaceful. Inside there's a fully equipped kitchen with a dining table for family meals, a lounge with a classic chesterfield suite, and three double bedrooms sleeping up to six. Fast WiFi and Freeview cover the evenings in, and the real draw is the decking off the lounge, with a table for outdoor meals and that view across the rooftops to the bay and islands beyond.

Free parking sits right outside the door, and self check-in means no waiting around for keys. It's a quiet residential street, so a peaceful base whether you're here for a couple of nights or a proper week away.

Coming out of peak summer, smart pricing matters more than ever. πŸ’·

When demand is high, most well-positioned properties will attract bookings. As the school holidays end and the market starts to soften, the difference increasingly comes down to the quality of the listing, how well it stands out against the competition, and how closely pricing is managed.

We're constantly reviewing demand across Oban, local events, ferry schedules, competitor pricing and booking pace to make sure our properties remain well positioned.

That might mean holding a rate when demand is strong, adjusting minimum stays around key weekends, reacting quickly to a gap in the calendar, or using a targeted promotion when it will genuinely help drive bookings.

The important part is that pricing is never simply set and forgotten.

Managing a portfolio of properties also gives us a much wider view of what guests are actually booking, how far ahead they're booking, and where demand is starting to change.

The aim is simple: maximise revenue for our owners while keeping each property competitive throughout the season.

πŸͺ¨ The World Stone Skimming Championships return to Easdale Island this Saturday 5 September.

If you've not come across it before, it's exactly what it sounds like - competitors skimming stones across a flooded slate quarry, all trying to out-skim each other for a spot on the winners' board.

Competitor places for this year are all gone, but spectators are welcome all day. Check-in opens at 9am, the first skim goes at 11am, and prize giving is at 4.30pm.

Getting to Easdale takes a little planning, since the island is only reachable by ferry from Ellenabeich on the Isle of Seil. Parking there is limited, so the easiest way in is the 418 bus from Oban's Station Road straight to Ellenabeich, then the short passenger ferry across. If you'd rather not deal with the bus, Tartan Tours Oban are also running private transport direct between Oban and Ellenabeich on the day - worth booking ahead as spaces are likely to go quickly.

It's one we definitely recommend to our guests, and for anyone staying south of town in our pods at Balvicar, Raera Farm Apartment or Cottage in Kilninver, or Elder Cottage in Craobh Haven - Easdale's not far from your door!

If you're travelling as a family or a group of friends, having enough space for everyone - and being able to leave the car behind - makes all the difference.

Jaras sits right in the heart of Oban, just a three-minute walk from the town centre and waterfront. It's a spacious 4-bedroom home that sleeps up to eight, with four shower rooms, a separate dining room, a fully equipped kitchen and a utility room with washing machine and dryer, so everyone has room to spread out.

There are gardens front and back. The paved patio at the rear catches the evening sun, which makes for a good spot to sit out with a drink or dinner when the weather's kind.

Location-wise, it's hard to beat. The harbour, shops and restaurants are all close by, McCaig's Tower is around a 15-minute walk, and Ganavan Sands is a short drive if you fancy the beach. The cycle path behind the Corran Halls also leads through Dunollie Wood out towards Dunollie Castle, a lovely walk with views across the bay.

It's a practical, comfortable base with plenty of room, right in the middle of everything Oban has to offer.

πŸ₯ The Oban Games are this Thursday!

One of the highlights of the Oban summer is almost here, with the Argyllshire Gathering's Oban Games returning to Mossfield Stadium on Thursday 27 August.

If you've never been, it's a brilliant way to experience a proper Highland Games right here in Oban, with Highland dancing, world-class piping, running races, heavy events, the Tug of War and plenty of atmosphere throughout the day.

One of the real highlights is the March of the Stewards, when the competing pipers march from Station Square to Mossfield Stadium. The first march sets off at 10.30am, with a second march led by Oban High School Pipe Band at 12 noon, so there's a good window to join in even without an early start.

The Games run from 9.30am to 4.30pm, and tickets are available on the gate as well as online. It's also just a 10-minute walk from the centre of Oban, so there's no need to take the car.

It's one of the things that comes with managing a portfolio at scale, not something a single host typically has access to.

This week was our quarterly review with our dedicated Airbnb account manager. We went through how the portfolio's performing, what they're seeing across the market, and anything worth acting on for our listings. We've got that same kind of relationship with a dedicated account manager at Booking.com.

It's easy to underestimate how much that matters until you need it. When a platform changes something, an issue comes up, or we want to understand a shift in bookings, we're not stuck in a help centre queue. We've got someone we can actually call.

It's one of the quieter benefits our owners get, without having to build any of those relationships themselves. It also means faster answers when something comes up during a guest's stay, which makes for a better experience on their end too.

Kettle on, wood burner ready for later, and the sound of the marina just a short stroll away. Elder Cottage sits in the village of Craobh Haven, about 22 miles from Oban, close to the marina, and makes a great, relaxed base for exploring this part of Argyll.

Inside you've got two bedrooms (a double and a twin), a bright living room with Smart TV and fast Wi-Fi, and a fully equipped kitchen with a fold-out dining table. Fresh linens, towels and toiletries are all included, and there's free parking right at the property.

It sleeps up to 4, so it works well for a small family, a couple bringing friends, or two couples travelling together. There's a private garden and patio for morning coffee or evening drinks, and once the sun's down, the wood burner takes over.

Craobh Haven itself is a proper little base for exploring Argyll. Sailing, sea fishing and kayaking are right on the doorstep at the marina, Lunga Riding Stables is just behind the village for western-style riding on Appaloosa horses, and Arduaine Gardens and Crarae Gardens are both close by if you fancy a slower day out. History fans have Kilmartin Museum and the ruins of Carnasserie Castle nearby too.

Local events are one of the best ways to really experience Oban πŸ™Œ

Over the summer months especially, there's always more happening in and around town than visitors realise before they arrive, and it's one of our favourite things to point our guests towards.

This weekend's a great example, with two brilliant events on.

Saturday it's the Appin Agricultural Show at Tynribbie Croft, one of Argyll's best-loved shows, with livestock judging, handicrafts, Highland dancing, the hill race and a ceilidh to finish the day.

Sunday, the Love Oban Farmers and Craft Market is back at the Corran Halls, with local food, drink and craft stalls from some brilliant small producers, right in the town centre.

Worth checking the Appin Agricultural Show and Love Oban Farmers and Craft Market pages for exact times before heading out.

Whether you're staying with us this weekend or just visiting for the day, both are well worth the trip.

Holiday let compliance shouldn't be guesswork.

One of the questions we hear regularly from owners is: "How do I know I've covered everything?"

It's understandable. Short-term let licensing, safety requirements, certificates and ongoing compliance involve a lot of detail, and keeping on top of it can become another job in itself.

This is an area where our Property Manager, Christine's experience is particularly valuable. She has supported owners through the licensing process repeatedly and built up detailed, practical knowledge of what needs to be considered at each stage.

Where something requires more specialist safety or compliance advice, we also work closely with a trusted independent local specialist.

It means our owners aren't left trying to piece everything together themselves. They have experienced people helping them understand what their individual property needs and what action needs to be taken.

For us, that's an important part of professional holiday let management - not simply managing bookings, but helping owners stay on top of the wider responsibilities that come with operating a property.
