My most-requested new property this year isn't in Europe or the Maldives. It's on a clifftop in Costa Rica.

Nekajui opened last year on a clifftop in Peninsula Papagayo, and it already holds two Michelin Keys. Some villas are reached by a wooden suspension bridge across a ravine. A funicular glides down through the trees to the beach club. The spa alone covers 27,000 square feet in the canopy, and dinner at Puna, from Peruvian chef Diego Muñoz, is reason enough to visit.

My favorite part: every stay comes with a personal host who handles everything over a simple text. Sunset table, surf lesson, a monkey sighting you want repeated tomorrow, one message.

Liberia's airport is about 40 minutes away, with nonstops from many U.S. cities, which makes this one of the easiest world-class resorts to reach from anywhere.

One of Greece's best-kept secrets isn't an island. It's the mainland.

Kinsterna is a centuries-old mansion estate in the southeastern Peloponnese, named for the ancient cistern at its heart, and it has become one of the coolest stays in Greece. Many suites come with private pools. The spa runs on old Greek bathing rituals, steam and all. You can ride horses through the vineyards, take a boat down the coast, or plant yourself at the infinity pool with a glass of the estate's own w**e, made a few hundred feet from your chair. And in season, guests are welcome to jump into the grape stomping, which I'm told is impossible to do with dignity and absolutely worth it.

Advisor tip: it's about a three-hour drive from Athens, which sounds like a commitment until you realize it's the reason there are no cruise crowds waiting on the other end.

The conversation clients dread most is the one that helps me most: the budget talk.

Here’s why it matters. A clear number lets me make smart trade-offs on your behalf: where spending more genuinely changes the trip (the right room category, the private guide, the once-in-a-lifetime day) and where it quietly doesn’t.

Without it, I’m guessing. And a vague budget tends to produce a generic proposal, because I can’t tell whether to show you the very good option or the truly exceptional one.

The number one resort in Southeast Asia, according to Travel + Leisure, is ten villas on a Philippine surf island most travelers can't find on a map. Allow me to introduce you.

Nay Palad Hideaway is all-inclusive in a way that makes other all-inclusives look like they're holding back. Condé Nast Traveler just added it to its Gold List, and Michelin gave it a Key. “What should I do after safari?” I’ve answered that question the same way for years: the w**elands, and this estate in particular.

Delaire Graff belongs to diamond dealer Laurence Graff and crowns the Helshoogte Pass between Stellenbosch and Franschhoek, with just 16 lodges facing the vineyards, each with a heated pool and terrace. The trophy shelf here is genuinely absurd: two Michelin Keys, and the top prize at the global Best of W**e Tourism awards, which effectively named it the world's finest w**e stay.

What makes it singular is the collection. One of South Africa’s most important private art collections is displayed throughout the property, alongside two standout restaurants, a serious w**ery, and a spa with those same valley views.

A trend I fully support: skipping the w**ery day trip and just sleeping at the w**ery.

Villa Cordevigo is a 16th-century Venetian villa in the hills above Lake Garda's eastern shore, surrounded by 100 hectares of its own vineyards and olive groves. The estate grows, presses, and pours everything itself, so the w**e at dinner and the olive oil at breakfast were made a short stroll from your room.

And this is no farmhouse. The villa has been in noble hands since the 1600s. Frescoed ceilings, a private chapel where counts once heard Mass, gardens laid out with Italian precision, and a pool that looks straight down the vine rows. Dinner is at Oseleta, where a Michelin-starred kitchen cooks from the harvest happening outside the door.

Advisor tip: Verona sits 30 minutes down the road, which puts the Roman Arena, Juliet's balcony, and Italy's best aperitivo hour within easy reach of any stay.

Antarctica, an overwater bungalow, the Galápagos, gorilla trekking, and a private alpine stay share one thing: the best versions are rarely last-minute.

Remote ships have limited cabins. Wildlife trips depend on specific dates and small groups. Private villas disappear quickly during the weeks everyone wants. Even a simple flight plan can become complicated when the destination has only a few workable connections.

Long-term planning is not about filling every hour a year ahead. It protects the hard-to-replace pieces first, then leaves room to shape the rest of the trip as dates get closer. I start with access, accommodations, and routing.
